The Hempstead Street property was a multi-phase project starting in 2017. When the homeowner bought the property, it was unlivable due to Hurricane Irma. A quick interior renovation was completed in the original footprint of the house, with in-stock kitchen cabinets and appliances. Phase two of the project found us replacing the roof and siding, enlarging and replacing the windows, and re-designing the deck and outdoor spaces, adding an outdoor shower and perimeter fencing.

The final phase of project was completed in 2022, when the homeowner decided to do a full gut renovation. The footprint of the interior was completely redone, the ceilings were raised in the main open kitchen/living space and encased in classic shiplap. We partnered with the homeowner to design a number of built-in's around the home for storage and display.

The bathrooms were completed with custom shower enclosures and wood trims. An all-new HVAC system was installed and radiant heating was added throughout the tile floors of the house, with an on-demand water heater.

A number of custom built-in’s were added around the house, as well as shiplap on all the main living area and kitchen walls and ceilings.

The client was looking for a full-service builder who understood their aesthetic. They wanted mid-century to keep with the aesthetic of the area, and an elevated beach cottage feel being right off Haven's Beach. TLC provided the client with general contracting services as well as carpentry design, project management and inspection and license coordination.

The outside of the property features a cedar roof with metal gutters, board and batten siding and a TLC custom-designed deck made of ipay wood with cable railings.

The front of the house features a metal awning of the front door and shows off the casement windows that were enlarged an added in phase two of the project.
